The wonders of digital staging

This listing was actually almost empty-the owners had shipped their furniture and were "camping" but the wizards at Bella Staging made it look much more appealing, and made it easier for buyers to visualize how it could look! It's now in escrow.

In the last 30 days, we've had 38 new listings in my primary service area - Honokaa, Waimea, Kohala Ranch, Mauna Kea Resort, Mauna Lani Resort, Waikoloa Resort, Waikoloa Village, and Waikii Ranch. In that same period we've had 44 properties sell, so there is definitely a lack of inventory here!
The much higher interest rates are affecting the market both in terms of affordability and
reluctance on the part of sellers to move if it involves financing at higher rates.
A $500,000 purchase price with 20% down at 3% interest would have required a monthly mortgage payment of about $1686. That same home at 6% would require a monthly payment of about $2398. Ouch!
It would be a no-brainer to wait this out and rent in the meantime, except that rents are also increasing. Take a look here to figure out what makes the most sense if you're considering those alternatives.

October 1-8: Ironman World Championship. Kailua Pier and all over the place!
This is huge, and everyone on the West side of the Big Island will be affected. 5,000 athletes and their friends and families make a big dent in local life! Here's information on what to expect. (Sorry about the photo-Ironman never got back to me with approval to use any of theirs.)

October 4, livestream. Public Safety Committee of the County Council will hear from animal control officials and citizens about the state of animal control. Personally, I'm disgusted, and will be submitting written testimony. Here's a link to more information on how to watch or submit testimony. Gif is of a dog who has been in my barn since 9/4/22 since I don't know what else to do with him!

Well, it's still a little warm to be shipping chocolates. So I'm going to offer the first person to contact me a bag of my tea! I'll have more next year, but I can put together a little bit. This is special-the tea was planted by plantation workers who lived in the area long ago, and has adapted to this environment. I prefer to do a black, which is mild, sweet, and round! It is hand harvested and hand rolled.

It's challenging to keep stores stocked right now, especially when you're in the middle of the Pacific and offering products that are in high demand - like alfalfa. Inventory, especially below $1,000,000, is still very tight. Many properties are flying off the market. I've been surprised that lenders and escrow companies seem much more willing to move quickly, but I guess I shouldn't be; their volume has dropped, a lot!
